I just downloaded this theme but have no idea how to modify it or what can be done with it. Will the demo blog be back up soon? I'm assuming it gives an overview of how to use it.

You will find most of the options in the Flexibility Theme options located in your wordpress admin area.

Actually the demo blog just showed you the default install appearance, it didn't show you how to make any changes. I'll put a new one up when Flexibility 3 is ready.
Once you activate the theme, look under the appearance tab and you'll see the link to your theme options. Go in there and play with the settings, save, and refresh your site to see what you just changed. The options are pretty self-explanatory.
